FORECLOSURE

ALL THAT CERTAIN lot or piece of ground with the buildings and improvements thereon erected, SITUATE in the Borough of Collingdale, County of Delaware and Commonwealth of Pennsylvania, and described according to a survey and plan for Floyd Mousley made by Damon & Foster, Civil Engineers, under date September 26, 1955, as follows, to wit:
BEGINNING at a point, a corner formed by the intersection of the Northwesterly side of Bartram Avenue (50 feet wide) with the Northeasterly side of Sharon Avenue (50 feet wide) and thence extending from said Beginning point along the following courses and distances: (1) North 23 degrees 31 minutes West along the Northeasterly side of Bartram Avenue, 77.84 feet to a point, (2) North leaving the same 66 degrees 29 minutes East 46.39 feet to a point; (3) South 19 degrees 34 minutes East, 77.15 feet to a point on the Northwesterly side of Bartram Avenue, (4) South 65 degrees 9 minutes West along the Northwesterly side of Bartram Avenue, 41.1 feet to the first mentioned point and place of BEGINNING.
BEING the same premises which Janet M. Taraba, single woman and Margaret Dillon, by deed dated January 2, 1990, and recorded in the Office for the Recorder of Deeds in and for Delaware County on June 22, 1990, in Deed Book 0733, page 0755, granted and conveyed unto Janet M. Taraba, in fee.
AND WHEREAS, by virtue of a complaint filed in the Court of Common Pleas of Delaware County, Commonwealth of Pennsylvania having Civil Action File No. 01-10407, to quiet title to a piece of land that is a portion of the unopened bed of Bartram Avenue service road, situate in the Borough of Collingdale, County of Delaware, Commonwealth of Pennsylvania, there was duly granted to Janet M. Taraba, by order of the said court dated November 12, 2002, title to that certain portion of Bartram Avenue neighboring her property which is bounded and described as follows:
BEGINNING at a point of intersection of the Northeasterly side of Sharon Avenue (50 feet wide) with the Northwesterly side of Bartram Avenue (50 feet wide and not open); thence along said Bartram Avenue North 65 degrees 9 minutes East, 41.10 feet to a point; thence extending into the bed of said Bartram Avenue South 24 degrees 51 minutes East, 12 feet to a point; thence South 65 degrees 9 minutes West, 41.38 feet to a point; thence North 23 degrees West, 12 feet to the first mentioned point and place of beginning. To hold the same unto her, the said Janet M. Taraba, her heirs and assigns, in severalty, forever, as by the aforesaid ORDER of the Court duly issued therefrom, and remaining among the records and proceedings of the said Court, recourse thereunto being had, appears.
SUBJECT to the public and private rights, if any, remaining in and to the portion of the unopened Bartram Avenue service road now owned by Janet M. Taraba as aforesaid, as a means of ingress, egress and regress to lands adjoining thereunto.
